Waterproofing as a technique — here is how we apply it
In our field vocabulary, waterproofing application refers to the precise act of sealing the foundation against moisture: prepping the concrete, applying a primer, laying or polymerizing a membrane, sealing the joints and the terminal trim. Why does the distinction matter? Because 80 % of result quality comes from execution. Two foundations covered with the same product — one with meticulous prep and the other with sloppy work — will not last the same. It is the application technique, not the membrane choice, that decides whether your foundation stays dry 25 years out or starts seeping at the 8-year mark.
Our waterproofing process, step by step
Step 1 — Surface preparation. Concrete exposed after excavation is rarely clean: decades of contact with the soil, residue from the old tar coating, efflorescence, mortar fragments. We power-wash or light-grind the surface depending on the wall condition. Existing structural cracks are treated by polyurethane or epoxy injection before any cover ($480 to $1,000 per crack depending on severity). Honeycombed or blown-out concrete is patched with structural mortar. This step is invisible once the membrane is laid — and it is where most failed waterproofing jobs fail.
Step 2 — Primer application. Before the main membrane, a bituminous primer or a membrane-compatible base coat is roller-applied or sprayed across the full prepared surface. The primer chemically penetrates the concrete porosity and creates the mechanical bond for the membrane. Drying time: 2 to 12 hours depending on product, ambient temperature and humidity. We never lay the membrane on a still-wet primer.
Step 3 — Membrane application or polymerization. For a liquid elastomeric membrane, spraying is done in two or three successive coats, each curing into a continuous, seamless rubber-like envelope. For a Delta-MS membrane, the install is mechanical: specialized fasteners into the concrete, top terminal trim, DELTA-SEALANT bead at the upper joint. For a self-adhesive elastomeric membrane, the polyethylene release film is peeled off as the membrane is pressed onto the still-tacky primer. Each method has its own precise sequence.
Step 4 — Sealing the critical points. No waterproofing holds if the critical points are not treated separately: wall-to-footing joint, pipe and electrical-conduit penetrations, inside and outside corners, joints with a neighbouring foundation. We systematically apply additional sealant or an elastomeric reinforcing strip at these locations before backfill. This is the most meticulous step of the day, and the first one skipped by rushed contractors.
