Dörken's Delta-MS membrane has been the North American reference in foundation protection for over 50 years. Designed by the German manufacturer Dörken Products, it is a sheet of high-density polyethylene (HDPE) moulded with hundreds of small dimples that create a permanent drainage space between the concrete wall and the backfill. That patented dimpled structure is the entire difference between a foundation that weeps every spring and one that stays dry for 25 to 30 years.

Why does a dimpled membrane work so well? Because it does not ask the concrete to hold back the water on its own. When ground water reaches the membrane, it does not press against the wall: it flows into the cavities created by the dimples and runs down by gravity to the French drain, which carries it away. The concrete stays dry, hydrostatic pressure drops to zero, and chronic dampness disappears from your basement. Our certified Delta-MS installation

A Delta-MS installation begins by excavating the affected perimeter down to the concrete footing. On a re-waterproofing job, we work in mini-excavation form to limit the damage to your landscaping; on new construction the perimeter is already open and the work moves faster. The wall is then pressure-washed, brushed to remove the residue of any old waterproofing, and any active cracks are sealed with polyurethane or epoxy before the membrane goes on. The concrete must be dry and dust-free at the moment of installation — that is a Dörken requirement, not a preference. On concrete-block foundations, we first apply a liquid primer coat to close up open mortar joints; on sound poured concrete, primer is not required and the membrane goes directly on the wall.

Delta-MS is installed with the dimples facing the wall, which creates the drainage space on the soil side. It is fastened mechanically with the dedicated Delta-MS fasteners, set at the top of the panel into the concrete at the spacing called out by the manufacturer. Vertical seams overlap on two rows of dimples and are sealed with the Delta-MS adhesive tape made for that purpose — not just any tape. The top edge is finished with a Delta-MS termination profile that keeps water, insects and debris from getting in behind the membrane from above. The membrane runs down to the footing and ties into the French drain: water flowing in the dimpled cavities drops straight into the perforated pipe wrapped in clean gravel and geotextile. Without that clean tie-in, the membrane loses half of its value.

Once the membrane is fastened, inspected and photographed, we backfill in compacted lifts, making sure the final grade pushes water away from the house. On jobs that call for it, we add a layer of geotextile between the membrane and the backfill to prevent fine soil particles from clogging the drainage cavities over the years — a detail many installers skip and one that weighs heavily on the real-world service life of the system. Every step is documented: before-and-after photos, product spec sheets, Dörken compliance certificates.
